Средняя цена кв. метра на первичном рынке «старой» Москвы достигла 685,3 тыс. рублей. Такие данные «Стройгазете» предоставили в компании «Метриум», отметив, что за год показатель вырос на 25,2%.
По словам экспертов, это обусловлено прежде всего изменениями в структуре экспозиции, расширением доли высокобюджетных проектов.
На первичном рынке ЦАО средняя цена кв. метра составляет 1,94 млн рублей (+45,9% за год). Максимальный показатель в историческом центре зафиксирован в Тверском районе – 3,06 млн рублей за кв. метр (+23,9%).
В новостройках ЗАО средняя цена кв. метр составляет 599,3 тыс. рублей (+16,5%). Дороже всего первичное жилье на западе Москвы стоит в Дорогомилово – 1,34 млн рублей за кв. метр (+41,1%). Новостройки в СЗАО стоят в среднем 522,8 тыс. рублей за кв. метр (+11,5%). Район на северо-западе столицы с наиболее дорогим жильем – Хорошево-Мневники, где кв. метр стоит в среднем 644,4 тыс. рублей (+9,6%).
Коммерческий директор ГК «Основа» Игорь Сибренков отметил, что Хорошево-Мневники – один из самых зеленых районов Москвы. «В Хорошево-Мневниках крайне благоприятная роза ветров. Кроме того, в районе есть множество парковых зон, и в совокупности эти факторы обеспечивают прекрасную экологическую обстановку».
На первичном рынке ЮАО средняя цена кв. м составляет 490,9 тыс. рублей (+8,1%). Лидер по стоимости новостроек на юге Москвы – Донской район.
В новостройках САО средняя цена кв. м составляет 461,2 тыс. рублей (+13%). Дороже всего первичное жилье на севере Москвы стоит в Беговом районе – 766,9 тыс. рублей за кв. метр (+21,6%).
Новостройки в СВАО стоят в среднем 447,7 тыс. рублей за кв. метр (+17,6%). Район на северо-востоке мегаполиса с наиболее дорогим жильем – Ростокино, где кв. м стоит в среднем 638,2 тыс. рублей (+13,2%).
На первичном рынке ЮЗАО средняя цена кв. м составляет 430,7 тыс. рублей (+1,5%). Лидер по стоимости новостроек на юго-западе Москвы – Гагаринский район.
В новостройках ВАО средняя цена кв. м составляет 415,8 тыс. рублей (+9,3%). Дороже всего первичное жилье на востоке Москвы стоит в Сокольниках – 564,6 тыс. рублей за кв. метр (+8,2%).
«Сокольники – сложившийся район, который по-прежнему развивается и обновляется, но через точечную застройку, что позволит сохранять комфортный жизненный ритм, – отметила директор коммерческого управления компании STONE Кристина Недря. – Более половины района Сокольники занимает одноименный парк. Это не только гарантирует экологичность и интересный досуг, но еще и служит надежной защитой от строек по соседству».
Новостройки в ЮВАО стоят в среднем 381,2 тыс. рублей за кв. метр (+10,5%). Лидер по стоимости новостроек на юго-востоке Москвы – Лефортово, где кв. м стоит в среднем 474,2 тыс. рублей (+8,2%).
На первичном рынке ЗелАО средняя цена кв. метра составляет 258,5 тыс. рублей (+12,7%). Лидер по стоимости новостроек в Зеленоградском округе – район Матушкино.
